Madison Avenue Villas is a small and intimate community of 26 large upscale townhouses, and one "Manor House" that was built in 1926. Nestled on a hillside in the University Heights neighborhood, the community has fantastic views ranging from the ocean, Mission Bay, Mission Valley, and the mountains east of San Diego. The Townhouses are not condos; the community is a planned development where each townhouse and its lot is entirely individually owned. | |
Accessed via Madison Avenue, our community is in the residential portion of the vibrant University Heights neighborhood. Shops and restaurants are a quick 10 minute walk down the street. The entire area is low traffic volume and bicycle friendly. | |
Other nearby neighborhood shops and restaurants in Hillcrest and North Park are also easily accessed by bicycle, by car, even by walking. Bus transit is available at both University Heights and Hillcrest. All of Mission Valley's shopping is just down the hill. Balboa Park and Morley Field Athletic Park are just a 7 minute drive away. Downtown San Diego, Little Italy, Old Town, Mission Bay, the Airport and many other of San Diego's attractions are just 10 to15 minutes away. The Madison Avenue Villas community boasts a gated entrance, decorative fountains and planters, a private pool and BBQ/party area, a viewscape grassy park, limited on-street parking, and two parking spaces on each Townhouse and Manor House lot. Set on a prominent hillside hundreds of feet above Mission Valley, the community has invested in and maintains a large cultured firebreak along its slopes to control wildfire risks. | |
The community comes together for selected annual events. A BBQ party is usually held for all residents in the spring or summer. July 4th fireworks at Sea World are usually watched by many residents at the viewscape park. And most of the community decorates quite extensively for the December holidays. | |
The community has a flexible approach to the look, feel, and features of the residences. Most residences have custom doors and entry lighting, and unique features on their rear patios and decks. Architectural Control approval is still mandatory, but the community is not a completely bland set of "cookie cutter" identical residences. | |
All planned developments have rules. Madison Avenue Villas has rules that cover various aspects of everyday living. A few selected rule topics include parking, pool use, pets, and rentals (though there are more). In particular, there is only space for each residence to store three (3) vehicles maximum (two on the resident's lot and one street parking space inside the gate). Any additional vehicles a residence's owners may have must be parked outside the gate on Madison Avenue. |
